What is a Home Information Pack?

A Home Information Pack (HIP) contains key information about a property, such as an Energy Performance Certificate, standard searches and evidence of title.

Do I need a Home Information Pack?

If your property has four or more bedrooms, the answer is likely to be yes.

Certain properties have however been exempted, for example a property that is due for demolition does not need one nor does a property that is being sold without vacant possession. If you are uncertain about whether you need a pack or not, please feel free to ask a member of our staff.

If the property has less than four bedrooms you do not need a pack yet but the Government have pledged to phase in the implementation of packs for these properties.

How do I order a Home Information Pack?

In most instances it is the responsibility of the estate agent marketing your property to order the Home Information Pack. At Austerberry, we have decided to employ the services of LMS to compile the packs on your behalf.

It is possible for the seller of a property to order their own Home Information Pack and, provided that it comes from a fully accredited source, we are happy to market a property with one of these packs.
