A. The name of Austerberry has been associated with property sales, letting and management for over 40 years. We are a local firm who have successfully let and managed hundreds of properties in the Stoke-on-Trent and Newcastle-under-Lyme area. Our specialised Lettings and Management Department will use their knowledge, expertise and commitment to provide you with the best service possible whether you are an experienced Landlord or new to residential lettings.

Q. What Services do you offer?

A. At Austerberry, we like to keep things simple. Whether you want us to take care of everything or you prefer a more hands on approach, we are confident our flexible Full Management or Let Only services will meet your requirements. In addition, we can also help you arrange:-

Q. What do your Services Include?

A. At Austerberry, we guarantee you will always get an excellent level of service. Our comprehensive letting package includes:-

Valuation
Our rental appraisal is free of charge and without obligation. Our valuers are available Monday to Friday between 10.00am and 4.00pm. At the appointment, our valuer will provide a rental valuation of your property in the current market. They will also provide any other advice you may require on letting your property and provide suggestions on any issues affecting the rental income.

Advertising
Should you engage our services, your property will be promoted to our extensive database of prospective tenants. We will produce photographic particulars and erect one of our distinctive To Let boards. Your property will be advertised on our website and in the local press. [Full Management + Let Only Services]

Viewings
We will provide an accompanied viewing service for all prospective tenants when required. [Full Management + Let Only Services]

Referencing
Once we have found a suitable tenant for your property, we carry out a comprehensive referencing procedure through a highly reputable credit reference agency. [Full Management + Let Only Services]

Agreement
We will prepare a six month Legal Shorthold Tenancy Agreement for your property. [Full Management + Let Only Services]

Rent & Deposit
[Full Management Service] We will collect one months rent in advance. We will also collect a security deposit which is the equivalent of one months rent plus £100. We will hold this deposit as stakeholders under the Tenancy Deposit Scheme. We will set up a standing order authority with the tenant for future rent payments. Once monthly rent has been collected, we will arrange payment of this into your bank account via BACS transfer and will provide you with a monthly statement of account.

[Let Only Service] We will collect one months rent in advance. We will set up a standing order authority with the tenant for future rent payments. We will also collect a security deposit which is the equivalent of one months rent plus £100. This will be forwarded to you via cheque within five working days from the commencement of the tenancy less our charges. Note: You will need to protect this deposit in line with the Tenancy Deposit Scheme (please contact us for more information).

Inventory / Schedule of Condition
We will prepare a condition report of the property prior to commencement of the tenancy which will include meter readings.[Full Management Service]

The Handover
We will arrange for all the utilities to be registered in the tenant's name and provide relevant meter readings. We will visit the property periodically to check on its general condition and report to you regarding our findings. We will arrange maintenance and repairs as appropriate including obtaining estimates from contractors, overseeing essential repairs and arranging payment to the contractor following completed works.[Full Management Service]

And Handing Back
At the end of the tenancy, we will carry out an inspection, take final meter readings, inform utility providers in writing and advise you of any dilapidations/repairs to the property.[Full Management Service]

Q. How Soon Can You See Me?

A. We have a team of five valuers and therefore we would expect to be able to arrange an appointment to see you within 48 hours of your request for an appointment. All of our valuers know the area well and are able to provide you with a valuation and answer your questions based on many years experience.

Q. How Quickly Can You Let My Property?

A. It is impossible to be precise but when we have inspected the property and provided you with a valuation, we will endeavour to give you an indication as to likely timescales. Clearly, the level of rental required, the condition and presentation of the property and its location will all have a bearing on the answer to this question. However, you can be assured that our experience coupled with the very best and latest technology, prominent and effective local press advertising and national/international web coverage will ensure that your property is let as quickly as possible.

Q. How Much Does It Cost?

A. We charge sensible fees - and there are no hidden extras. We will be happy to explain and confirm our fees to you at our first meeting. However, our let only service starts at £350 plus VAT on a no let, no fee basis with a fee payable only when and if your property is let! Our full management service is absolutely comprehensive and our service standards are high. Our charge is usually 12.5% plus VAT of monthly rent collected but can be as low as 10% depending on the type and value of the property that you wish us to let. Do remember that our commission/fee is not payable unless the property is let…so it is always in our mutual best interests to get the best results for you as quickly as we can!
