Who we are
Many local people associate the name Austerberry with property in and around Stoke-on-Trent. With three generations of past experience spanning 40 years and hundreds of properties sold, there isn’t much about the local property market we don’t know.

We are members of Ombudsman Services for Property so you can be confident that you are dealing with a reputable business.

We are also registered with the National Association for Estate Agents (NAEA), National Association for Residential Letting Agents (ARLA) and the National Association of Auctioneers and Valuers (NAVA).

We have three branches in Longton, Tunstall and Hartshill, all in prominent town centre locations.


What we offer
We work on a No Sale, No Fee basis meaning you won’t be asked to pay anything up front and we take payment only when the property is sold.

Therefore you can be assured that we’ll be working as hard as we can to find a buyer for your property, we won’t be earning our commission if we don’t!

Our fees are extremely competitive but if you do find a better deal from another estate agent, tell us and we’ll see if we can match it.


What you can expect
If you instruct us to sell you property, our comprehensive service includes:
  1. For Sale Board
  2. Sales Particulars
    We’ll prepare a set of sales particulars for your property. We take great care with our particulars to ensure they are effective and eye-catching both photographically and descriptively.
  3. Newspaper Advertising
    Published every Thursday, the Sentinel’s Home supplement is a must-read for local buyers in the market for property. We’ll include your property in our regular advertisements (on a rota basis).
  4. Website Advertising
    With 90% of UK buyers starting their search for property online, we understand the importance of a good online presence for your property.

    As well as advertising your property on our own website, it will also appear on the following websites ensuring maximum exposure of your property at both a local and national level.
    We have a list of hundreds of prospective purchasers and if your property matches their requirements then we’ll send them details to consider.
  5. Accompanied Viewings
    There will be times when it is either not appropriate or possible for you to carry out viewings, in those cases we’d be happy to show prospective purchasers around the property for you.
  6. Regular Reviews
    We will be in touch on a regular basis to review the marketing of your property, provide you with feedback from viewings and update you on how your property is performing online so you can keep track of developments.
  7. Offer Negotiation
    Once an offer comes in, we’ll assist you with those vital negotiations and ensure a buyer is able to proceed before agreeing a sale.
  8. Sales Progression
    Once a sale has been agreed and solicitors instructed, the matter is somewhat out of our hands, but we don’t stop there!

    We will liaise between all parties to ensure the transaction completes as smoothly as possible and if there are any hiccups along the way, we’ll guide you as best we can.
  9. Additional Services
    You will need an Energy Performance Certificate (EPC) prior to putting your property on the market. EPC’s do have a lifetime of 10 years so if you aren’t sure whether your property already has one, we’d be happy to confirm this for you. If you do require an EPC, then we could arrange this for you via our provider…and they’ll also include a free floor plan.

    As well as selling your property, we could assist with making a recommendation for an independent mortgage broker if required. With access to mortgage products across a wide range of lenders, you can be sure that you’ll be getting the best deal. An arrangement fee will be payable to the broker upon completion.

    Once a sale has been agreed, you will need to appoint a solicitor. Our years of experience mean we are in touch with local solicitors who really do understand your requirements. We can ask them to contact you to provide a fee quote.

    And as well as dealing with property sales, we are also a letting and managing agent. So if you are considering putting the property up to let as well as for sale, or if you are planning on renting yourself once your property is sold, we’d be happy to assist.
