How do I rent a property from Austerberry?
First of all, you’ll need to view the property.

If you like it then we’ll need a completed application form for every adult who will be living at the property.

We’ll also need sight of two forms of ID, a passport or driving licence and a utility bill or bank statement will be fine.

If the Landlord is happy to consider your application, and upon receipt of the referencing and reservation fees, we’d start referencing and agree a provisional move in date with you.

What happens during referencing?
We would pass along the information provided in your application form to a tenant referencing company who would then run a credit check, check the electoral role, obtain a reference from your current landlord (if any) and confirm income/employment details for you.

Will I need a guarantor?
Depending on your circumstances and the outcome of the credit check, we may ask for a guarantor to support your application.

They would need to be over the age of 18, preferably a homeowner, and in receipt of a regular income.

The guarantor would need to complete an application form and be referenced.

They would then be asked to sign a Guarantor Agreement to confirm that if there is an issue with payment of the rent, then they would be expected to pay.

How soon can I move in?
Our usual timescale is 10-14 days, but this may be longer if referencing is held up or there are any works needed at the property prior to move in.

What do I have to pay on move in?
You’ll be asked to pay a month’s rent in advance and also the deposit at move in.

What is the contract period?
The initial contract will be for six months. At the end of the six month period, you can either leave the property, remain on a month to month contract or alternatively we will offer you the option of renewing for a further fixed term.

Do you accept pets?
Our details state if a Landlord will consider pets or not, but if you aren’t sure then contact us to let us know what pet you have and we’ll advise.

For the majority of our rental properties, small caged animals e.g. rabbits, hamsters, should be okay, but you must let us know about these on your application form.

For cats and dogs, if the Landlord is happy to accept then you will be asked to pay an additional £100 on top of the deposit.

I’m receiving Housing Benefit, will you consider me as a tenant?
It will depend upon your circumstances and the preference of the Landlord but you will see on our details whether or not Housing Benefit is considered and if you aren’t sure, then contact us to tell us about your circumstances and we’ll advise.

What about Bond Scheme?
On occasion, Bond Scheme may be accepted, but you should discuss this with and us to arranging a viewing.

           Costs to Tenants

  • Referencing Fee - £100 for a single tenant, £150 for two tenants, £50 for any subsequent tenants
  • Subsequent Guarantors - £50 per person (no charge for first guarantor)
  • Reservation Fee - £100 per property (this is to hold the property whilst your application goes through and we’ll deduct it from monies payable on move in).
  • Renewal Fee - £30. Payable if you decide to renew for a further fixed term at the end of your initial tenancy
